Securing a rare coastal site
Coastal sites within walking distance of the beach in Agnes Water are tightly held and in high demand. Securing the right site at the right time, while navigating local council requirements for low-density residential development in a sensitive coastal zone, required significant upfront work.

Early engagement and precise lot design
We engaged council planning early to understand the site’s development envelope and design constraints. A carefully considered lot layout maximised the number of viable homesites while preserving natural amenity, managing stormwater, and delivering a high-quality streetscape that suits the coastal character of Agnes Water.

Outcome
Fully sold before title registration
All 15 lots were sold prior to title registration, driven by strong demand from owner-occupiers and investors drawn to the site’s unbeatable position just minutes from the beach. The project validated CLG’s site selection strategy and demonstrated the depth of buyer appetite for boutique coastal land in this area.
